For years Independent home hunters allowed listing brokers to pocket the portion of the commission intended for the buyers broker (on the buy-side of the transaction). 

In 2024, the real estate brokerage industry began undergoing change in this regard.  

As Warren Buffet predicted, internet technology has enabled brokerage assistance to becom a "low priced" commodity instead of a "high priced" service.  

The portion of the commission historically paid by the seller and intended for the buy-side broker is no longer a certainty.
